Increase Your Real Estate Marketing IQ

If you are looking for ways to increase your knowledge of real estate marketing, here is an excellent forum for you to join. It is free, of course. The website is called IQ Real Estate. Along with an excellent forum, the site has the following services in its Real Estate Directory:

I did notice that when I tried to hit the forum link, I got an error message stating that the server was too busy. To me, this means that a lot of other real estate agents are participating in the discussions, and you should be too!

"For Sale By Owners" (FSBO) are an excellent way to generate buyer and seller leads. Most FSBOs are selling their houses themselves because they want to save on part of the commission. What they don't realize is the amount of time, money and knowledge necessary to sell their home, as well as the liability involved if they should make a mistake.

A recent study showed that although homeowners started with the intention of selling their house on their own without the services of a real estate agent, 92% of the time a real estate agent became involved. Therefore, it is important to develop a relationship with FSBOs and have them perceive you as a trusted ally.

Here is the Problem
As a Realtor if you call a FSBO, offering your services, you will just get the phone slammed on you. After all, the seller is trying to save money by selling their property on their own. If they wanted the services of a Realtor, they would have called one in the first place. They believe that they do not need you in order to sell their home. Also, if you are calling to solicit business, you have to be concerned with the federal and your state's "Do Not Call" laws.

Here is the Solution

Because the sellers want the phone number of the potential home buyer also, it presents a perfect follow-up opportunity. Therefore, you can either call the seller to give them the phone number, or you can email it to them along with your contact information and a friendly message reminding them of your real estate services. This keeps your name in front of the seller.  

Collect Buyer Agent Leads
At no cost to the FSBO, you will be able to provide them a free House Info Hotline sign with a toll free number on it. Any time a prospective buyer calls, the buyer can receive verbal and faxed information on the sellers property, can call him directly, or leave a message. As a courtesy, you will even have me pre-qualify all the potential buyers who call so the seller is not wasting his or her time showing the house to buyers who can’t afford it or who do not otherwise qualify. Even if the prospective buyers are not interested in that particular property, you can ask to represent them on other listed properties. Remember, only ONE person can buy that seller's property! You can create a buyers' list from all the names you collect. Also, request the seller let you exclusively represent them on the purchase of their next home, on which they won’t pay commission. 

Have an Edge When Going on Listing Appointments
