Apartment Post Card
Start going after renters by editing this Microsoft
Word postcard template geared to show renters how
they are throwing away their hard-earned money. You
can see a sample of this post card by

here. If you use the techniques taught in Loan
Officer 101 to get apartment addresses, you
can send out as many of these as you with to the
complexes you wish to target.
Borrower's Agreement
This form will make a prospect think twice about
doing business with someone else after you have
invested your time with him or her. Much like a real
estate buyer's agreement, this simple form states
that the borrower will owe you whatever you agree to
if you price out a mortgage that is equal to or
better that what they can find somewhere else. Its a
great way to screen out suspects.
Company Brochure
If your company does not have a brochure, you can
edit the
inside
and
outside
of this brochure in Microsoft Publisher (you will
get the .pub version), and use it as your own. Use
this brochure when you are marketing to Realtors,
financial planners, banks, contractors or other
referral partners. Send them to your prospects and
customers when looking for referrals. You can either
print them up as needed on glossy brochure on your
ink-jet printer, or have them uploaded directly to Overnight
Prints and printed professionally for a very
reasonable cost.
Contractor Letter and
Pre-Application
Here is a tested letter you can modify and send to
contractors, asking them to provide you referrals on
their clients who are looking to have major work
done on their home. Your letter will show them how
you can help them do more business by getting
financing for almost any type of homeowner through
either a home equity loan or a refinanced mortgage.
You also get a pre-application that you can
customize using Microsoft Word. This pre-app will
give you almost all that you need to fill out a
1003.
Co-op Coupon Letter and
Form
Here is a great way to get your offer out to up to
1000 prospects for only the cost of getting copies
made. I have a unique program where you will get up
to 9 small retailers such as stores, restaurants,
hair salons, and other mom & pop shops to come
up with a discount coupon. You will combine all 9
offers, along with your mortgage refi proposal,
print up 1000 copies and distribute them equally
among the 9 merchants to make available to their
customers or visitors. You will get a
coupon
offer template that you can edit with Microsoft
Publisher, plus an order form letter. If you use
this tool, you can get up to 1000 of your coupons
out for as little as $40.
Door Hangers
Hire your teenager or others to hang these door
hangers on neighborhood doors. You get a 2-up master
copy that you can edit in Microsoft Publisher (sample).
There are plenty of sites on the internet that will
print these up for you for as little as 2 cents
each.
FSBO Letters
Here are three Word letters that you can customize
and either email or mail out to those selling their
home on their own. One is a generic letter offering
to pre-qualify their buyer prospects. One talks
about how they can sell their home in 2 weeks by
offering "seller financing" and the third
letter shows them the advantages of putting a
"No Money Down" sign in their front yard.
You can get these signs made using any of the
"bandit" sign companies that are all over
the internet. This is an excellent way to get your
phone number plastered on dozens of yards in your
area. FSBOs are an
excellent source of new purchase mortgages as they
are NOT working with real estate agents.
Go get them for yourself.
FSBO Property Listing Sheet
Here is a tool that you can use to get your name and
information into the hands of prospective buyers. You
get a Word doc version of a property "listing sheet",
similar to what the Multiple Listing Service provides.
This sheet lets you and the FSBO fill out all the needed
information about the property, including owner contact
information, property sale price, market value, taxes,
insurance, school district, neighborhood, tax ID,
assessed value, lot description, number of bedrooms,
bathrooms, type of heat, finished basement, family room,
garage, square footage, central air, etc..., and
financing information, such as any seller assist,
interest rate buy-down, and of course, your name,
company name and phone number. This sheet will make you
look very professional, and will get you in a position
to pre-qualify all the FSBO's prospects!
FSBO Prospect Pre-App
Here is a pre-application that you can send out to
FSBOs so they can have their interested buyers
approved for financing. This one-page
mini-application gives you most of what you need to
fill out a 1003, and gives you written permission to
pull their credit and to make phone calls to them
without violating the Do Not Call rules. Simply edit
it with your company information, and either print
out copies to mail out, or email the file to
prospects.
Financial Planner Marketing
Article and Spreadsheet
This is a unique item developed by Joseph Kamenar.
It is a 5 page report that goes over the myth of how
home equity grows your portfolio and how a fiscally
smart investor will pull that equity out from their
home in the form of either a home equity loan or a
refinanced mortgage and place it in a conservative
investment. The spreadsheet does a 15-year analysis
(click
here for a sample) based on your inputs for the
amount borrowed, closing costs, mortgage interest
rate, income tax rate and investment rate of return.
It also shows the difference between a borrowed
lump-sum investment and simply investing the
equivalent after-tax interest-only payments used to
pay back the mortgage (hint - it works out to YOUR
favor!). The spreadsheet also provides a 15-year
graph to visually make the impact. This is great
"door opener" if you want to make
appointments with financial planners to get their
clients' business, and you can't get it anywhere
else.
Home Ownership Flyer
Here is a tested flyer in Microsoft Publisher format
You can see a sample by

here. Simply edit this flyer and use it as your
own. Distribute it at Laundromats, apartment
complexes or hang them up at post offices and
supermarkets.
How to Sell Your Home in
Two Weeks
Here is a 9-page Word doc that you can edit and send
to FSBOs. It shows them how to prep their home for
quick resale, and educates them on how to use Seller
Financing to get buyers who feel they can not
qualify for traditional financing. The seller
financing program is explained in Loan Officer 101.
You, as a mortgage specialist, will have the niche
lenders listed in my training course to get these
buyers financed with a traditional sub-prime
mortgage, giving your seller more cash and putting
more money in YOUR pocket.
Letter to Banks
Looking to get business from banks? Did you know
that not all banks have relationships with lenders
for sub-prime or alternate documentation borrowers?
Here is a letter that you can customize and send out, along with your company brochure and business
card. Or, you can canvass banks and hand out this
letter and your brochure in person. It is a great
tool that emphasizes the benefits that your company
offers to their clients.
Loan Analyzer Spreadsheet
Here is a handy tool that every loan officer should
have on his or her PC. This Excel spreadsheet (view
sample) lets you do the following:

Publisher, print out and hang in supermarkets, post
offices, Laundromats, or anywhere else where you can
post flyers. It has several "tear-off" strips
that people can take to call you.

Letter to Realtors
Want to get a Realtor's business? Forget the donuts and
coffee, and start offering something of VALUE to
them.
Here is a letter that you can use that offers to provide
their prospects with a weekly newsletter on
finance-related topics (you get these 52 articles with
your Loan Officer 101 package. All you
need to do is set up an account at http://MyCustomerList.com
that will let you set up an unlimited number of
newsletter accounts for about $18 per month. Each one
will be set up for each Realtor who wants to keep in
touch with their prospects with no effort on their part.
In the
letter, you will also be offering to give a free 1 year
home warranty to any buyer that you finance. This will
cost you and your broker about $325, but not a bad way
to earn fees that can be in excess of $6000 on a
$200,000 mortgage. If you are serious about going after
Realtors, you MUST use some form of incentives such as
what I discuss in order to get their business.

Telemarketing Script
Here is a script that you can use when you get calls to
your office from any ads you run or when you make
outbound calls to internet leads. This set of questions
